Inspections are scheduled at the 90 day and 9 month mark for new tenants, annually thereafter or at owners request. Additional inspections are never assessed additional fees. A move in and move out walk through is completed at every property we manage.
We will assist in establishing a competitive rent rate for your property and market in today's top advertising sites, including the MLS, Zillow, Trulia and Hotpads. Most properties lease in under 30 days.
All potential tenants must undergo a credit and rental history check and employment / income verification. They are then presented to you for final approval.
We coordinate routine and emergency repairs on your behalf, during business hours and after. We have a network of skilled maintenance contractors and repairmen, work with home warranties and insurance companies.
We provide monthly account statements and timely, monthly electronic rent payments to our owners. Late payment notices and eviction coordination is included in our service. Year end 1099 and profit and loss statements are sent each year.
We will resolve HOA violations, attend board hearings and communicate with the HOA management company on your behalf as part of our service. We also communicate with the tenants to ensure that any and all HOA violations are resolved.
Utility services are handled through our office on your behalf. This includes initial turn on, transfer and bill pay. We verify that tenants have transferred all appropriate utilities in a timely fashion and separately bill for utilities that are non-transferrable.
Our property managers have many years of experience and hold Nevada real estate licenses and property manager permits. Each owner has an assigned property manager, property inspector and maintenance coordinator for consistency and effective management.
