Dear Nicklin clients and residents,
At Nicklin, we are continuing to follow the coronavirus (COVID-19) disease as it spreads across the country and world and will be implementing procedures to comply with mandated restrictions and health safety protocols. We are deeply concerned about your welfare and hope you are staying healthy and taking the recommended precautions by the Center for Disease Control (CDC) to avoid exposure to this virus. We wish to assure all of our clients and residents that Nicklin is aware of the concerns related to the COVID-19.
As a result, if you are scheduled for an upcoming property inspection or walk through with one of our field agents, please contact our office right away to make alternate arrangements. We are limiting in person walk through, 90 day and annual inspections in an effort to keep you and our agents safe. Our goal is to keep everyone healthy and contribute to the national and international effort to contain this virus. Nonetheless, Nicklin is committed to making everything run as smoothly as possible during this time and limit your inconvenience.
As a result, we have added an online inspection form for 90 day, annual and lease renewal inspections that we encourage you to take advantage off. If you are scheduled for a move out walk through, please drop off your keys at our office on the day of your move out. Our field agents will evaluate your home in a timely fashion and all statements and security refunds processed as normal. Additionally, if you haven’t already, be sure to pay your rent online through your web portal to avoid unnecessary travel.
Office Hours
Our office hours have returned to normal. We are open Monday – Friday, 9am – 5pm, excluding holidays. Please take necessary precautions when visiting our office, such as wearing face masks and maintaining social distancing.
Important Updates Related To Real Estate / Property Management
Effective October 1, 2020, all in person showings and open houses of occupied properties is now permitted subject to certain restrictions and limitations (ie. wearing of masks, one prospective buyer at a time, occupant of property not present)
Effective October 15, 2020, Nevada’s eviction moratorium was lifted. Late fees, non payment notices and summary evictions we’re permitted.
Effective December 15, 2020, Nevada’s eviction moratorium was once again enacted through May 31, 2021. However, the moratorium is more specific and certain criteria must be met. Landlord’s may still charge late fees and penalties and if a tenant breached the lease in other respects, evictions may still take place.
Mortgage Assistance for Homeowner’s
Home Means Nevada, Inc. (HMN), a state-affiliated nonprofit organization that administers certain functions of the Foreclosure Mediation Program, has launched a new, innovative tool for struggling Nevada homeowners as part of its ongoing COVID-19 response initiative. Utilizing the existing foreclosure mediation portal, HMN has added The Homeowner Connect (THOC), a one-stop resource for homeowners experiencing financial hardship related to the COVID-19 pandemic. THOC can be accessed through the HMN website – http://www.homemnv.org/

We understand that this current situation with COVID-19 is affecting our local and national economy very significantly.
